Mortgage that encumbers a property already encumbered with another mortgage, but for a lower amount than its mortgage value. The remaining value can guarantee compliance with another obligation, although in case of default, the credit guaranteed with the first mortgage takes precedence. Generally, the second mortgage has a higher cost and a shorter repayment term. Therefore, additional guarantees are required for its concession, such as the existence of guarantors.
